Terms and Conditions

Payment Information
– Guests must show their passport upon check-in.
– Room payment is accepted via bank transfer only.
– A 100% prepayment deposit of the total reservation amount is required to confirm the booking.
– All accommodation is subject to a government tax of 11%. Food and beverages consumed at the resort are subject to an 11% government tax and an 8% service charge.

**Refund Policy**
– Refund processes will be completed within 5–12 business days and will incur a 4.8% administration fee.

**House Rules**
– All cottages are strictly non-smoking. Smoking is allowed outside on the veranda or in designated areas.
– No parties are allowed on the property.
– We are an adult-only resort; no pets are permitted.
– Loud music is not allowed.
– Maximum occupancy: 2 people per cottage.
– No outside guests are allowed in the cottage without management permission.
– Guests with evening flights may leave their luggage at reception after check-out.

**Damage Responsibility**
– Guests will be held responsible for any damage to property during their stay and will need to cover repair costs.

### Cancellation Policies

**Standard Cancellation Policy**
– Applies to all bookings except special offers and rates.
– Full payment is required within 5 days of booking to confirm the reservation.
– Cancellations can be made free of charge 14 days prior to the intended check-in date.
– Modifications can also be made free of charge 14 days prior to check-in.
– Cancellations or amendments within 14 days of arrival are subject to a penalty equal to 100% of the total booking cost. No-shows will not receive a refund.

**Special Offers and Rates Cancellation Policy**
– Special offers and rates are non-refundable unless stated otherwise in the booking confirmation.
– Offline and discounted rates are considered special offers.
– To cancel or amend a reservation, please contact us in writing at dpendemcottages24@gmail.com. We do not accept cancellations via phone, SMS, or WhatsApp.
– For reservations made through third parties, please refer to their terms and conditions. We are not responsible for contracts with third parties.

**Standard Rates**
– One free date change is available if changed more than 14 days prior to arrival.
– “No Shows” or early departures incur a penalty equal to 100% of the total cost for all nights booked.
– No refunds will be given for a reduction in stay once checked in.
– Date changes within 30 days of arrival are subject to our cancellation policy.
